A living room the studio drew for a Portland loft

01

Living room

From $79514 days23 pieces typical

The room with the most decisions in it: seating that faces the right way, a rug that is not too small, and light you can read by after dark.

A kitchen and dining scheme with cabinetry specified

02

Kitchen & dining

From $1,09518 daysCabinetry scheduled

The only room where a trade quotes from our drawing, so it carries an appliance and cabinetry schedule and takes four days longer.

A bedroom scheme in neutral linen

03

Bedroom

From $64512 days14 pieces typical

Fewest pieces, most sensitive to light. We fix the bed wall first and everything else follows from where the window is.

A home office in a loft

04

Home office

From $54510 daysDesk height checked

Drawn around your actual working day: what is on screen, what is on paper, and whether anyone else appears on a call behind you.

A small room with a desk and warm curtains

05

Nursery & small rooms

From $54510 daysUnder 120 sq ft

Under 120 square feet, where one wrong width ruins the whole plan. Drawn to the inch, with the two pieces that must be bought first named.

How they sit together

One flat, five rooms, five separate packages.

A flat plan with the five room types numbered

We price per room because rooms are drawn per room. A flat like this one is five packages, taken in whatever order suits the budget — and each second room in the same order takes 15% off.

Most people start with the room they use after dark, which is usually 01. The room people regret leaving last is 03, because a bedroom is the one you see first thing every morning.

The one we do not

Whole houses, all at once.We say no, and here is why.

A five-room house drawn in one go is four months of work for us and a $12,000 bill for you, which is the model this studio was built to replace.

  • Rooms get built one at a time anyway. Nobody furnishes five rooms in a fortnight, and a plan drawn ten months before the money arrives is a plan drawn against last year’s prices.
  • The list goes stale. Our links stay live for ninety days because that is how long a price can be trusted. Multiply that across a house and half the list is fiction.
  • You can still do the whole house. Take the rooms in the order you will actually spend, with 15% off each second room. Two clients have done all five that way, ten months apart.
